What Actually Happens After You Go Under Contract?

Going under contract is such an exciting milestone, but it’s really just the beginning of the next phase.

Once a home is under contract, we move into what’s called the “pending period.” This is where all the behind-the-scenes work happens to get you to closing day.

First, we do a little happy dance then, comes the inspection. This gives buyers a deeper understanding of the home and allows for any negotiations or repairs. Then we move into appraisal, where the lender confirms the home’s value. At the same time, escrow and title are working in the background to ensure everything is legally sound.

As we move closer to closing, we’ll coordinate final details like signing, utilities, and the final walkthrough. Before you know it, keys are exchanged and the home officially changes hands. I have a step-by-step visual guide that outlines this, and I would be happy to share it with you.

It’s a process with many moving parts, but with the right guidance and the right realtor (me), it feels smooth, organized, and even a little fun along the way.
